Bathrooms are the hardest environment in any home for drywall. Daily steam, hard Phoenix water, slow grout leaks, and temperature swings between the extreme outdoor heat and air-conditioned interiors all add up. Standard paper-faced drywall absorbs moisture, softens, and eventually fails — usually behind tile where you can't see it until the damage is already significant.

Two factors specific to the Phoenix area accelerate bathroom drywall damage:
Hard water. Phoenix tap water is consistently ranked among the hardest in the U.S. Mineral deposits accumulate in grout lines and around fixtures over time, slowly compromising the seals that keep water out of the wall cavity. A grout line that appears intact may have been allowing water behind it for months.
Thermal movement. Phoenix homes cycle between 110°F+ outdoor temperatures and heavily air-conditioned interiors. Grout and caulk expand and contract with this thermal movement and crack faster than in more temperate climates. Once caulk cracks at the tub-to-wall joint, water gets in every time someone showers.
Not all bathroom drywall repairs are the same. The correct material depends on the location:

The process depends on what's involved:
Small patch or ceiling repair: 1–2 visits. We patch the damaged area, apply finish coats with dry time between each, texture to match, and prime. Usually completed over two days.
Moisture damage repair (no tile involved): 2–3 days. We remove damaged drywall, inspect the framing for moisture or mold, let the cavity dry thoroughly, then install the correct board and finish.
Behind-tile shower or tub surround: 3–5 days minimum for the drywall portion alone, not counting tile installation. Demo and dry-out on day one, cement board installation and waterproofing membrane, inspection before tile goes up. Tile is a separate trade — we handle the drywall and backer; you coordinate your tile contractor or we can recommend one.
We don't skip the dry-out phase. Closing up a wall that still has elevated moisture content is one of the most common reasons bathroom repairs fail and mold develops.
Any of these signs means the damage is already underway. The longer it continues, the more drywall — and potentially framing — is involved when you finally address it.
Small bathroom patches (a hole from a towel bar, an exhaust fan cutout) typically run $200–$350. Moisture damage repairs that don't involve tile are usually $350–$700 depending on the area affected. A soft or spongy wall near a tub or shower almost always means moisture has gotten behind the drywall — usually through failed grout, a cracked caulk line, or a loose tile. The drywall has absorbed water and softened. This doesn't fix itself; the damaged board needs to come out and be replaced with the correct moisture-resistant substrate.
Standard drywall is not appropriate directly behind tile in a wet area like a tub or shower surround. The correct product there is cement board (Durock, HardieBacker, or similar). Moisture-resistant drywall (greenboard) is acceptable for bathroom walls that don't get direct water contact, like the wall behind a vanity. Mold-resistant drywall (fiberglass-faced) is a good choice for bathroom ceilings.
Not always, but Phoenix's warm temperatures mean mold can establish quickly — often within 24–48 hours of a wet event. Whether mold is present depends on how long the drywall stayed wet and whether it dried out between exposures. We inspect the framing and wall cavity before closing up and advise on remediation if active mold is present.
Small patches take 1–2 visits with drying time between coats. Moisture damage repairs without tile involvement typically take 2–3 days. Shower or tub surround work — where tile is removed and cement board is installed — takes 3–5 days minimum before tile can go back up.
