Drywall vs. Plaster: What's in Your Older Phoenix Home

If your Phoenix home was built before 1970, there's a decent chance your walls aren't drywall at all. They're plaster — and that changes everything about how you repair them, what it costs, and whether patching makes sense or replacement is the better call. A lot of homeowners don't find out until they're mid-project and wondering why the repair isn't going the way they expected.

This post explains the difference between plaster and drywall, how to identify which one you have, and what it means for repairs in your Phoenix home. We work on both.

A Brief History: Why Some Phoenix Homes Have Plaster

Drywall as we know it today — panels of gypsum sandwiched between paper — became the dominant wall material in American homebuilding starting in the 1950s and 1960s. It was faster to install than traditional plaster, cheaper to labor, and good enough for the tract housing boom happening across the Valley during that era.

Before that, and sometimes through the early 1970s in higher-end builds, homes were finished with plaster. There are two main types you'll find in older Phoenix-area houses:

How to Tell If You Have Plaster or Drywall

You don't need a contractor to figure this out. Here are the reliable ways to check:

The Knock Test

Knock on the wall with your knuckle. Drywall returns a hollow thud — you can often hear the cavity behind it. Plaster sounds harder and more solid, sometimes almost like knocking on concrete. It doesn't hollow out the same way because the material is denser and, in older applications, is keyed into the lath behind it.

The Thickness Test

Remove an electrical outlet cover plate. Look at the edge of the wall visible around the outlet box. Drywall is typically 1/2" thick. Plaster walls — especially three-coat plaster over wood lath — are often 7/8" to 1" thick. If the wall looks surprisingly deep, you're likely looking at plaster.

The Nail Test

Try to push a finish nail into the wall by hand. Drywall gives fairly easily — you can usually press a nail through with thumb pressure. Plaster resists. You'll need a hammer and the nail may skate or chip the surface rather than penetrating cleanly.

Look at the Cracks

Drywall cracks tend to follow seams between panels — you'll often see a fairly straight crack running 4 feet or 8 feet along a wall, or a pattern that follows the panel edges. Plaster cracks in a more organic way: spiderweb cracking, map cracking, and irregular diagonal lines that don't follow any panel grid. If your cracks look like they were drawn by hand rather than following a straight line, plaster is the likely culprit.

What Makes Plaster Different to Repair

Plaster repair is a real skill. It's not just harder drywall — it's a different material system with different behavior and different repair techniques. A few things that matter:

It's Hard and Brittle

Cutting into plaster requires different tools. A standard utility knife will barely scratch it. Oscillating multi-tools and angle grinders are common. The material can crack and spider out from the cut if you're not careful, which turns a small repair into a larger one.

Matching the Finish Is Harder

Original plaster surfaces often have texture or finish profiles that no longer exist as standard products. A smooth plaster finish from 1955 has a character that modern drywall compound doesn't replicate exactly. Texture matching on plaster repairs requires more skill and sometimes custom blending to get close.

The Keys Can Fail

In three-coat plaster over wood lath, the plaster was squeezed between the lath strips and "keyed" behind them as it dried — that's what holds the plaster to the wall. Over decades, the keys can break, and sections of plaster can separate from the lath while the surface still looks intact. If you tap on the wall and hear a hollow, papery sound in a spot that should be solid, the keys have failed in that area. This is called "blown plaster" and it means the material is ready to fall.

You Can't Just Patch It with Drywall Compound

Standard all-purpose joint compound is fine for small plaster crack repairs, but for anything larger, it doesn't have the hardness, bond, or durability to hold long-term in a plaster environment. Proper plaster repairs use bonding agents and either traditional plaster mix or a veneer plaster product designed to adhere to old substrate.

When to Repair Plaster vs. Replace It with Drywall

This is the question most homeowners with older plaster homes eventually face. The honest answer: it depends on the condition and the scope of what you're dealing with.

One middle-ground option: skim-coating over intact plaster. If the old surface is cracked and rough but the plaster itself is still solid and well-bonded, a skim coat of veneer plaster or joint compound can resurface the wall without tearing anything out. It's less invasive than replacement and gives you a fresh, smooth surface. We do this regularly on older Valley homes where the walls are fundamentally sound but the surfaces have gotten beat up over the years.

Drywall Over Plaster: Does It Work?

One option you'll see discussed is installing new drywall directly over existing plaster — essentially using the plaster as a substrate. It can work if the plaster is flat, still solidly bonded, and you're not adding enough wall thickness to cause problems at door frames and window jambs.

The practical issue: most older plaster is not flat. It has waves, bumps, and texture that shows through new drywall unless you shim and level carefully. And in Phoenix, where trim and window frames often have very little depth to begin with, adding 1/2" of new drywall over 7/8" of existing plaster can create real problems with how trim fits and how doors operate.

For most homeowners, the better choice is to remove the failing plaster, address whatever is behind it (lath, insulation, wiring), and install fresh drywall. It's more work up front but it's a clean result that will last decades.

What This Means for Your Repair Budget

Plaster repair is typically priced higher than comparable drywall repair — the material handling is harder, matching the finish takes more skill, and disposal of old plaster (which is heavy and dense) adds to the job. A hole repair or crack repair in plaster that might run $200–$350 in drywall could run $300–$500+ in plaster depending on the extent and the finish complexity.

Plaster-to-drywall replacement on a full room — tearing out all the old plaster and installing new drywall, taping, finishing, and texturing — is a significant project. Plan for $2,500–$6,000+ depending on room size, the condition of what's behind the walls, and the finish level you're targeting. It's labor-intensive work, but it transforms the room and eliminates ongoing plaster maintenance concerns.
