Water Heater Failure and Drywall Damage: What Phoenix Homeowners Need to Know

Water heaters fail quietly. That's what makes them so damaging. A slow leak at the base, a weeping pressure relief valve, a corroded fitting behind the unit — by the time you notice anything, the drywall around it has been absorbing water for days or weeks. In Phoenix, where most water heaters live in garages or interior closets, a slow leak can go completely undetected until you see staining, soft walls, or a suspicious smell.

If your water heater has failed and there's water damage to the surrounding walls or ceiling, you need water-damaged drywall repair — not just a new water heater. The two jobs are separate: a plumber replaces the unit, a drywall contractor handles the walls. This post covers everything on the drywall side.

How Water Heaters Damage Drywall

There are a few different failure modes, and each one damages drywall differently:

Slow base leaks. As water heaters age, the tank can develop pinhole corrosion or the fittings at the bottom start to weep. Water seeps out gradually and pools at the base. Garage water heaters typically sit in a drain pan, but if the pan fills or there's no floor drain, water migrates under and into surrounding walls. Interior closet water heaters are worse — the water goes into the floor and wall framing with nowhere obvious to go.

Pressure relief valve failure. The T&P (temperature and pressure) relief valve is a safety device that opens if the tank overheats or overpressurizes. When they fail, they can leak continuously — sometimes discharging hot water down the discharge pipe and onto walls, floors, and baseboards. This is a faster and usually more visible leak.

Tank rupture. Older units or ones with severe internal corrosion can fail catastrophically. A full tank rupture dumps 40–80 gallons of water — sometimes hot — and can cause significant structural damage in addition to drywall damage. This is the event most homeowners fear, and for good reason.

Supply and connection leaks. The cold water in and hot water out connections at the top of the unit are common failure points. Corrosion, failing flexible connectors, or loose fittings let water run down the outside of the tank and into the wall cavity below.

What Drywall Damage Looks Like

Water damage in drywall isn't always obvious at first. Here's what to look for after a water heater failure:

Don't just look at the wall directly adjacent to the unit. Water follows framing cavities, runs along subfloor seams, and can appear 5–10 feet from the source.

Why You Can't Just Dry It Out and Move On

Drywall is made of gypsum — a mineral core with paper facing on both sides. When it gets wet, the paper soaks through, the gypsum softens, and the structural integrity of the panel degrades. More importantly, wet drywall and wet framing create ideal conditions for mold growth, which can begin within 24–48 hours of a water event.

In Phoenix's desert climate, things do dry out faster than in humid regions — but "dry to the touch" isn't the same as "dry inside the wall cavity." Moisture trapped behind intact drywall can linger for weeks, especially if the affected area is in a closed garage or interior closet without much airflow.

The correct approach depends on how long the water was present and how saturated the material is. Minor events caught early may allow for drying-in-place with fans and dehumidifiers. More significant events — anything involving standing water, long-duration leaks, or visible mold — typically require cutting out and replacing the affected drywall.

If in doubt, it's better to open the wall and see what you're dealing with than to patch over a problem. The Repair Process

Once the water heater has been replaced and the area has been assessed (and dried if applicable), the drywall repair process follows a standard sequence:

  1. Cut out damaged material. Any drywall that's soft, stained through the core, or shows signs of mold comes out. We cut to the nearest stud so the new panel has solid framing to attach to.
  2. Inspect framing. The wood studs behind the drywall are checked for damage. Mold on framing is treated before drywall goes back up. Severely damaged framing may need sistering or replacement — that's a separate scope item.
  3. Install new drywall. Standard 1/2" for walls. If the area is in a garage adjacent to living space, 5/8" Type X fire-rated drywall is required by code.
  4. Tape, mud, and finish. All seams and fasteners are coated, typically two to three coats of joint compound with drying time between each. For garage water heaters, this usually means at least two visits.
  5. Texture match. We match the existing texture — orange peel, knockdown, or smooth — so the repaired area blends with the surrounding wall. This is often the most skill-dependent part of the job.
  6. Prime coat. We apply a prime coat before the job is complete. Paint is a separate step, typically done by the homeowner or a painter.

For an average water heater failure affecting one wall of a closet or a section of garage drywall, the repair typically takes one to two days on-site plus drying time between.

Insurance Coverage

Whether your homeowner's insurance covers water heater drywall damage depends on the cause of loss and your specific policy. Here's the general breakdown:

Sudden and accidental events — like a tank rupture or a sudden T&P valve failure — are typically covered under standard homeowner's policies as "sudden and accidental water damage." This usually covers the drywall repair, cleanup, and related damage.

Slow leaks and gradual damage are where it gets complicated. Most policies exclude damage that resulted from a continuous leak the homeowner should have noticed. If your insurer can establish that the leak was ongoing for weeks or months, the claim may be denied or partially denied.

The water heater itself is almost never covered under homeowner's insurance — that's a maintenance item. What insurance covers is the damage caused by the water, not the unit that failed.

If you're filing a claim: document everything with photos and video before touching anything. Write down when you discovered the damage and what signs were present. Get your damage assessed by a contractor (that's us) before a settlement is negotiated — adjusters often underestimate scope, and having a detailed repair estimate in hand gives you standing to push back.

Phoenix-Specific Considerations

A few things that come up regularly with Phoenix water heaters:

Garage installations. The majority of Phoenix water heaters are in the garage, often in a corner with drywall on two or three sides. Garage drywall has fire-rating requirements (5/8" Type X on the wall shared with the living space), so replacement materials have to match. We know the requirements and use the correct product.

Hard water and accelerated corrosion. Phoenix has extremely hard water. Mineral buildup is a major cause of water heater corrosion and shortened service life. If you're seeing your second water heater failure in 8–10 years, hard water is likely a factor.

Age of units. Many Phoenix homes built in the 1990s and 2000s still have original or once-replaced water heaters that are approaching end of life. A unit over 10 years old showing any signs of weeping or corrosion is a candidate for proactive replacement.
